The members have not required the company to obtain an audit of its financial statements for the year ended 31 March 2018 in accordance with Section 476 of the Companies Act 2006.

The directors acknowledge their responsibilities for:
(a)ensuring that the company keeps accounting records which comply with Sections 386 and 387 of the Companies
Act 2006 and
(b)preparing financial statements which give a true and fair view of the state of affairs of the company as at the end of
each financial year and of its profit or loss for each financial year in accordance with the requirements of Sections
394 and 395 and which otherwise comply with the requirements of the Companies Act 2006 relating to financial
statements, so far as applicable to the company.

The financial statements have been prepared and delivered in accordance with the provisions of Part 15 of the Companies Act 2006 relating to small companies.

1. STATUTORY INFORMATION

MS2 Investment Limited is a private company, limited by shares , registered in England and Wales. The
company's registered number and registered office address can be found on the Company Information page.

The presentation currency of the financial statements is the Pound Sterling (£).


2. STATEMENT OF COMPLIANCE

These financial statements have been prepared in accordance with the provisions of Section 1A "Small Entities" of Financial Reporting Standard 102 "The Financial Reporting Standard applicable in the UK and Republic of Ireland" and the Companies Act 2006.

3. ACCOUNTING POLICIES

Basis of preparing the financial statements
At the balance sheet date liabilities exceeded assets by £31,787. The financial statements have been prepared on
a going concern basis as the company continues to receive the support of the director where required to ensure it
meets all liabilities as they fall due.

Turnover
Turnover represents the gross rent paid or receivable from tenants during the financial year. The company is not
registered for VAT.

Investment property
Investment properties are valued at their fair value. Fair value has been determined by reviewing other similar
property listings in the local area. Where such listings are not available management will make a reasonable
estimate based upon their knowledge of the local area.

No third party valuation will be undertaken unless otherwise disclosed.

As at the current balance sheet date estimated values of property had not differed significantly from historical
cost. Therefore the fair value is assumed to be equal to that of the original property purchase plus repairs made to
make the properties habitable.

Deferred tax
Full provision is made for deferred tax liabilities arising from timing differences between the recognition of gains
and losses in the accounts and their recognition for tax purposes.

Unrelieved tax losses and other deferred tax assets are only recognised to the extent that it is probable that they
will be recovered against the reversal of deferred tax liabilities.

Included within investment properties are improvements to the sum of £7,600. Theses items are considered
separable from the investment property and as such have been depreciated over 15 years. During the financial
year appreciation of £507 was charge to the profit and loss.

Other repairs made to the properties to make them rentable where appropriate have been included within the cost
of the properties.

A true and fair override has been made in the preparation of the financial statements. The Companies Act 2006
requires property to be depreciated over its estimated useful life. The departure form the act gives a true and fair
view of the company and is in accordance with FRS102 section 16.8.
