respect of the company's annual unaudited financial statements. In accordance with the |
Companies Act 2006, the company is only required to file a Balance Sheet. Readers are |
cautioned that the Income Statement and certain other primary statements and the Report |
of the Directors are not required to be filed with the Registrar of Companies. |
In order to assist you to fulfil your duties under the Companies Act 2006, we have prepared for |

Basis of preparing the financial statements |
Service charge income and expenditure |
The company, the tenants of which are also the shareholders of the company, includes |
service charge income & expenditure within its accounts indicating that any balances held |
are due back to the tenants. The inclusion of such service charge income & expenditure |
within the company accounts is not in line with latest recommendations by ICAEW and |
ARMA. This is due to the legal status of the entities involved and the fact that the company is |
acting as an agent and not as a principal and can therefore only ever hold these monies in |
trust of behalf on the tenants. |
