The company is entitled to exemption from audit under Section 477 of the Companies Act 2006 for the year ended 31 December 2013.

The members have not required the company to obtain an audit of its financial statements for the year ended 31 December 2013 in accordance with Section 476 of the Companies Act 2006.

The director acknowledges his responsibilities for:
(a)ensuring that the company keeps accounting records which comply with Sections 386 and 387 of the Companies
Act 2006 and
(b)preparing financial statements which give a true and fair view of the state of affairs of the company as at the end of
each financial year and of its profit or loss for each financial year in accordance with the requirements of Sections
394 and 395 and which otherwise comply with the requirements of the Companies Act 2006 relating to financial
statements, so far as applicable to the company.

The abbreviated accounts have been prepared in accordance with the special provisions of Part 15 of the Companies Act 2006 relating to small companies.

1. ACCOUNTING POLICIES

Accounting convention
The financial statements have been prepared under the historical cost convention and in accordance with the
Financial Reporting Standard for Smaller Entities (effective April 2008).

Turnover
Turnover comprises the rental income received from the company's investment property.

Investment property
The director has not carried out a valuation of the investment property since he does not believe there would any
practical benefit from the exercise.

Deferred tax
Deferred tax is recognised in respect of all timing differences that have originated but not reversed at the balance
sheet date.

Foreign currencies
The accounts has been prepared in euros since this is the currency of the company's operations.

For the purpose of these accounts an exchange rate of €1 = £0.641 was used in respect of the issue of the
ordinary shares, this being the exchange rate at the date of the share issue. All other sterling transactions have
been translated at the rate of €1 = £0.8312 (2012 €1 = £0.8109) being the year end exchange rate.

The ordinary shares and preference shares have different rights and privileges and do not rank equally. The
holders of the preference shares are not entitled to attend or vote at a general meeting of the company and they
have preference as to any payment of dividend being a non-cumulative dividend of 6% per annum. In the event
of the winding-up of the company the holders will rank in priority to the ordinary shareholders. They are not
entitled to any further participation in the profits or assets of the company beyond the amount paid upon such
shares.

The company has the right to redeem at par the whole or part of the preference shares at any time so long as the
necessary notice is given to the shareholders in writing.
