The company is entitled to exemption from audit under Section 477 of the Companies Act 2006 for the year ended 31 December 2015.

The members have not required the company to obtain an audit of its financial statements for the year ended 31 December 2015 in accordance with Section 476 of the Companies Act 2006.

The directors acknowledge their responsibilities for:
(a)ensuring that the company keeps accounting records which comply with Sections 386 and 387
of the Companies Act 2006 and
(b)preparing financial statements which give a true and fair view of the state of affairs of the
company as at the end of each financial year and of its profit or loss for each financial year in
accordance with the requirements of Sections 394 and 395 and which otherwise comply with
the requirements of the Companies Act 2006 relating to financial statements, so far as
applicable to the company.

1. ACCOUNTING POLICIES

Accounting convention
The financial statements have been prepared under the historical cost convention and in
accordance with the Financial Reporting Standard for Smaller Entities (effective January
2015).

Exemption from preparing a cash flow statement
Exemption has been taken from preparing a cash flow statement on the grounds that the
company qualifies as a small company.

Tangible fixed assets
Depreciation is provided at the following annual rates in order to write off each asset over its estimated useful life.

Freehold property - not provided

Deferred tax
Deferred tax is recognised in respect of all timing differences that have originated but not
reversed at the balance sheet date.

Turnover
Turnover represents ground rents received and receivable in the period.

Service charges
The company is responsible for the management of the property at Princess Court, St Peter
Street, Winchester, Hampshire. The company collects service charges from lessees in order to
fund expenditure incurred in the management of the property. These service charge funds are
held in trust for the lessees as required by the Landlord and Tenant Act 1987.

Transactions relating to the management of the property are reported separately to the lessees
and are excluded from the company's financial statements.

Investment property
In accordance with the Financial Reporting Standard for Smaller Entities (FRSSE), no
depreciation is provided in respect of freehold properties held as investments. This is a
departure from the requirements of the Companies Act 2006 which requires all properties to
be depreciated. Such properties are held for investment and not for consumption and the
directors consider that to depreciate the property would not give a true and fair view.
Depreciation is only one of many elements reflected in the annual valuation of properties and
accordingly the amount of depreciation which otherwise would have been charged cannot be
separately identified or quantified. The directors consider that this policy results in the
accounts giving a true and fair view.
