For the year ending 31 December 2013 the company was entitled to exemption under section 477 of the Companies Act 2006 relating to small companies. The members have not required the company to obtain an audit in accordance with section 476 of the Companies Act 2006. The directors acknowledge their responsibilities for complying with the requirements of the Act with respect to accounting records and the preparation of accounts. These accounts have been prepared in accordance with the provisions applicable to companies subject to the small companies regime.

The cyclical maintenance fund has been established to provide adequate funds to meet expenditure which occurs on a periodic basis such as decorating, replacement fixtures and fittings, tree works and insurance valuations.
The sinking fund is an allowance for the future costs associated with unknown expenditure at the development. This fund will build up over a number of years to ensure that when major expenditure is required sufficient funds will be available to meet the expenditure and so mimimise the need to raise additional levies upon the residents.
Insurance declaration
A buildings insurance policy is provided under a block policy managed by Premier Estates Limited in return for which a commission is received for administering the policy and managing renewals and claims.
