Income and expenditure |
Income comprises service charges and other fees receivable from leaseholders for the year to cover the company's expenditure, which is incurred as a principal and not as an agent of members. |
Any surplus or deficit of service charge income for the year may be transferred to or from reserve funds, which are held to meet future expenditure. |
Repairs, maintenance and redecoration |
Repairs, maintenance and redecoration costs are charged in the income statement in the period in which the expenditure is incurred. |
Bank account |
The company is an exempt landlord as defined by Section 58 of the Landlord and Tenant Act 1987 and income received from members is not held in statutory trust bank accounts. |
