1. STATUTORY INFORMATION

Carlton Gardens ( Coventry ) Residents Association Limited is a private company, limited by guarantee , registered in England and Wales. The company's registered number and registered office address can be found on the Company Information page.

The presentation currency of the financial statements is the Pound Sterling (£).


2. ACCOUNTING POLICIES

Basis of preparing the financial statements
These financial statements have been prepared in accordance with Financial Reporting Standard 102 "The Financial Reporting Standard applicable in the UK and Republic of Ireland" including the provisions of Section 1A "Small Entities" and the Companies Act 2006. The financial statements have been prepared under the historical cost convention as modified by the revaluation of certain assets.

Income
Income is represented by contributions received from the tenants and other sundry receipts. The company is not registered for value added tax.

Financial statements
The directors have taken advantage of section 396 of the Companies Act 2006 to report an income statement not in the format required by the Act, but which in their opinion shows a true and fair view of the income and expenditure for the year.

Freehold land and buildings
The company owns the freehold land and buildings known as Carlton Gardens, Warwick Avenue, Earlsdon, Coventry. The freehold land and buildings are owned subject to 999 year leases issued to all thirteen tenants in the early nineteen-sixties. The freehold land and buildings are shown in the balance sheet at a directors' estimate of their current value. No depreciation is provided, the directors consider this departure from the Companies Act 2006 to be necessary in order for the financial statements to show a true and fair view.

The average number of employees during the year was NIL (2021 - NIL).

Freehold land was valued on an open market basis on 31 December 1990 by the directors .

The directors have given consideration to the value attached to the freehold land and buildings and are of the opinion that this has not materially changed from that shown above. This being principally due to the long leases granted to the thirteen tenants, the fact that a conservation order has been made over the land, and that planning applications have been refused to build similar apartments in the near vicinity.
