The directors acknowledge their responsibilities for:
(a)ensuring that the company keeps accounting records which comply with Sections 386 and 387 of the Companies Act 2006
and
(b)preparing financial statements which give a true and fair view of the state of affairs of the company as at the end of each
financial year and of its profit or loss for each financial year in accordance with the requirements of Sections 394 and 395
and which otherwise comply with the requirements of the Companies Act 2006 relating to financial statements, so far as
applicable to the company.

The financial statements have been prepared and delivered in accordance with the provisions of Part 15 of the Companies Act 2006 relating to small companies.

In accordance with Section 444 of the Companies Act 2006, the Statement of Income and Retained Earnings has not been delivered.

2. STATEMENT OF COMPLIANCE

These financial statements have been prepared in accordance with Financial Reporting Standard 102 "The Financial Reporting Standard applicable in the UK and Republic of Ireland" including the provisions of Section 1A "Small Entities" and the Companies Act 2006.

3. ACCOUNTING POLICIES

Basis of preparing the financial statements
The principle accounting policies adopted in the preparation of the financial statements are set out below and have
remained unchanged from the previous year.

Turnover
Revenue is recognised at legal completion in respect of the total proceeds of building and development, and an appropriate
proportion of revenue from construction contracts is recognised by reference to the stage completion of the contract
activity. Revenue is measured at the fair value of consideration received or receivable and represents the amounts
receivable for the property, net of discounts and VAT. The sales proceeds of part exchange properties are not included with
revenue.

Going concern
The company is dependent on the continued support of the company's parent company and other related companies under
common control and ownership of the directors. Continuing finance is required both to enable the company to meet its
liabilities as they fall due and to continue operating without immediate realisation of all its assets

The directors believe that continuing finance will be available and that it is therefore appropriate to prepare accounts on a
going concern basis. However, should continuing finance not be available, the going concern basis would be invalid and
adjustment would have to be made to reduce the value of the assets to their realisable amounts, to provide for any further
liabilities which might arise and to reclassify fixed assets and long term liabilities as current assets and liabilities.
